房美價廉的兩人房 (Jul/Aug 2011 to Jul 2012)

Hi, I'm looking for U of I students to take over this great 2 bedroom apartment I'm living in now for the coming school year. Even though I'm looking for someone to take over the whole year from July/August 2011 to July 15 2012, I posted this under sublease because I already signed the lease. Well, I thought I could stay here for another year but due to personal reason, I am left alone and cannot afford this apartment on my own. So I'm moving out to a 1 bedroom and need someone to take over this 2 bedroom apartment. So first of all, why will taking over my sublease be better than renting it directly from the management office? The big reason here is how competitive those apartments are, since I've already signed it, you can come in and get it at no rush. So for those of you (new students~) coming in late July or early August, this will be a good choice.


Now, let me briefly explain how this apartment beats the other ones. Let me just make it straight, I spent lots of time doing apartment hunting before I first moved in and this was absolutely the best I've found in all Urbana, Champaign, and Savoy. It has a great price, great apartment, great location, and a great neighborhood. So take a look, you won't regret it, especially for small families


Again the address is 500 E. Michigan Ave. Apt. 21, Urbana, IL
Bus stop is about 3 minutes walk around the corner.

The bus here is 5 Green, one of the five most frequent routes in town.
Roughly 10 min a ride on school days, 20 min on weekends and late nights.
Takes about 15 minutes to get to school (Illini Union) by bus, 5 min to Lincoln Square.

If you know Orchard Down, it's about the same distance from school to this apartment. However, our apartment is so much better than Orchard Down...

Here are some goods about the apartment itself

1. This apartment has about 1000 SQFT, very very big for its price and location.

2. The interior of this furnished apartment is in fairly good condition too!
3. It has washer/dryer in unit! (water is a plat rate of 22$/month, so, wash plenty of cloths as you like)
4. It has 1 bathroom and another half restroom (half means it has no bathing area)
5. 2 bedrooms with 2 full size beds
6. BIG walk in closet in one of the bedroom
7. Balcony with HUGE windows facing big, green, playground (it's a 2nd floor apartment so, very good view too!)
8. Community playground right outside the Balcony (if you have kids this is awesome, there are many families there)
9. Very nice kitchen with disposal sink, dish washer, microwave, full size stove, full size refrigerator, and plenty of storage room!
10. central air (heat and cool and in one!)
11. private parking lots
12. very nice fireplace and a little bar table

Here are some goods about the location

1. Pretty much at a position that is far away enough from school so no party houses around and safer. But also not too far away that you can still take the bus to school easily.
2. 3 minutes drive to downtown Urbana or the Philo commercial area (including al sorts of restaurants and county market, family video, little caesars), 5 minutes drive to Meijer and Schnucks, 10 minutes drive to Walmart
3. Very quiet neighborhood with urbana middle school and elementary school close in the area
4. 2 cozy parks and a aquatic facility in the area
5. Family based neighborhood, safe

Now price, the base rent is 700/mo.
This includes 2 Parking slots are included in the base rent (this is a promotion deal I got when I resigned, usually it's 10 bucks extra for each slot)
Additional fees:
Water, which a flat rate of 22/mo (VERY NICE for washer/dryer in unit)
Sewage and garbage, and recycling all adds up to about 10/mo.
And basically there are 3 more extra fees you'll need to pay
1. Electricity (from Ameren, the local utility company)
2. TV Cable
3. Internet
I personally used Comcast's service from both Internet and TV for less than 40/mo.
For electricity, if it's not the winter, it's about $80, the highest I ever had was in the winter at $130 (the heating).
Those numbers also reflect how I do laundry about 3 times a week...so if you do it less often, the price should be much lower since dryer uses a lot of electricity

So, basically, everything together added up to about 850/mo~900/mo for the whole apartment.
If it's for two people, $450/mo for such apartment is really pretty awesome. And of course, for families, you'll get enough space and quality for a relatively low price.
Anyway, good price for a good place Especially recommended for families or grad students


At last, again since I'm subleasing, you can really take over at anytime.
Bur I personally would prefer you take over from late July or early August.
